How can we quickly, affordably and sustainably house a growing and diverse population?

The Dutch housing market is under pressure. The rise of single-person households, population ageing and increasing individualisation are fundamentally changing housing demand. At the same time, requirements in terms of sustainability, circularity and construction speed are becoming ever more stringent. These developments call for a different way of thinking about housing: faster, more flexible and with a long-term perspective.

We see modular housing as a fully-fledged building strategy for the future of the city. Not as a temporary solution, but as a design approach in which speed, affordability and spatial quality come together. By working with prefabrication under controlled factory conditions, we significantly reduce construction time, limit waste streams and improve construction logistics. This enables efficient building with a lower environmental impact and consistent quality.

For us, modular construction clearly means more than repetition. We see standardised structures as offering scope for architectural variation and identity.

By combining modular principles with site-specific design, buildings and residential environments emerge that respond to their context and users. In this way, we break away from the perception of monotony and create a diverse and recognisable urban landscape.

This approach also ensures long-term flexibility and adaptability: buildings can respond to changing housing needs, such as the merging or splitting of units, and are prepared for new functions through the separation of load-bearing structures and internal partitions.

We regard buildings as ‘material banks’, with components that are demountable and reusable throughout their entire life cycle, in line with the cradle-to-cradle principle. The focus is on materials with a low environmental impact, such as CLT (cross-laminated timber) and laminated timber (glulam). Although timber is not new, these technologies enable us to design contemporary, comfortable and sustainable living environments that meet current standards. Naturally, we are aware of specific challenges and, where necessary, opt for hybrid solutions.

With flexible timber construction, we create future-proof residential areas that grow with the needs of tomorrow.

Our vision for modular housing is reflected in a wide range of projects. In Gorssel, we designed studios that can be transformed into larger homes after ten years. In Epse, we realised varied living spaces for starters and seniors using modular typologies, carefully integrated into the wooded landscape. In all our projects, we seek a balance between speed, flexibility and spatial quality, with a future-proof city in mind.
